Are you prepared to take your Property Business to the next level like Ghaz has?
Creating a 3k cash-flow from property is easy, creating a 10k cash-flow from property is another ball game altogether.
Looking at this conventionally, another part of an investors profit cash flow equation, is that from each shrewdly purchased single let property, we would have expected to have purchased it “no money down or no money left in”
Doing it this way, the profit from each property would be around £200 per month…
So let’s take a closer look…
£3000 Divided by £200 = 15 properties
Take into account voids, maintenance and non-paying tenants and you need around 18-20 properties to create an income of £3000.
Now look at a 10k income
Now do the Maths
£10,000 divided by £200 = 50 properties
Take into account voids, maintenance and non-paying tenants and you need around 60-70 properties to create an income of £10,000
STOP right there!!
Running a portfolio of this size will be a FULL TIME JOB and not the passive income we were looking for.
So add two staff to manage and you will need extra properties to provide you an income to pay them, so 90-100 properties required.
With that in mind and I know because my portfolio is over 200, I thought there has to be a better way of generating 10k per month from property.
